How often do I need to update my certificates?
Your certificates need to be updated every year, to check your property is always as safe and efficient as possible. The safety of your tenants is your responsibility, so make sure you keep on top of it.
How do I get landlord certificates?
In order to receive landlord certificates, you need to pass a set of gas safety checks. During the checks we test all of the electrical appliances supplied by you, making sure they are safe and efficient. Appliances checked include gas boilers, stoves, cookers and fires- amongst any others. When your property passes all necessary checks, you will receive your certificates.
What happens if I fail my gas safety checks?
If you fail any of our tests, we will work with you to explain the issue and aim to get it rectified as quickly as possible. Once your property is safe, we will try and carry out the checks again, repeating the original process.
What do I do when I have my certificates?
When you receive your certificates, you need to give a copy of them to any current tenants within 28 days of them being issued to you. Alternately, any new tenants need to receive copies of the most current landlord certificates as soon as they arrive. You should keep your certificates in your records for up to 24 months.
